Housing Development

Under the NHDC housing development program, our focus will continue to be on new single-family residential construction. NHDC purchases scattered-site "in-fill" lots in target neighborhoods and also develops larger parcels for residential re-use.  On occasion, the agency will acquire, rehabilitate and re-sell an existing home in a targeted revitalization neighborhood.

The agency hires a licensed general contractor to construct new single-family homes on NHDC-owned parcels. NHDC monitors the construction and then sells the homes to income-eligible first time homebuyers.

During the past eighteen months, the agency has been able to assemble a number of parcels suitable for residential development. These parcels will provide a sizeable inventory of residential land to develop in subsequent program years.

BUILDING GREEN

Environmental issues are a high priority for homeowners across the country.  A substantial number of consumers say resource conservation, indoor air quality and energy-efficient features are very or extremely important to them.

 

We at NHDC build homes to Energy-Star® standards, saving you money for your energy costs.   Our Green design is an environmentally friendly approach for healthy homes and safe environments, using sustainable, efficient low maintenance materials– minimizing pollution to the air, water, soil, and about preserving natural resources that are not easily renewable.

Rehabilitated Homes

·        Rehabilitated homes are available for sale. All rehabbed homes are renovated to S.H.I.P. standards.

Property Inspection Services

·        NHDC is certified to provide a variety of residential property inspection services that include;

o       Lead paint assessments and remediation inspections

o       Residential property inspections and re-inspections for code compliance. These inspections are generally performed for prospective home purchasers seeking to access SHIP subsidy assistance administered through the City of Gainesville or Alachua County.

 

During the next five (5) years, the agency is planning to complete a total of one hundred fifty-five (155) property inspections.  In previous program years, NHDC was performing approximately fifty (50) inspections annually. Due to the major increase in housing development activities planned for the next five (5) years, property inspections will be scaled back.
